Who we are

Optimus Project Services – FZCO (Dubai) is an international main contractor, specialised in project management, consultancy, and marketing for the construction industry. We act as the single point of coordination between the client and specialist teams, so projects are delivered end-to-end, at a fair (market) price and with verified quality.

Our core team brings 8–20 years of experience in top European markets (Italy, Spain, England, Germany, France, the Netherlands, Belgium). We apply that know-how in Dubai and in the European projects we coordinate.

Licence & operating model (clear & brief)

  • Our Dubai licence covers main contracting / intermediation, execution (Dubai & Europe, and globally), plus online marketing & advertising.
  • Europe – our choice: although the licence allows execution, we choose not to self-execute. We handle offers, set the fair price, select & coordinate the teams; execution is carried out by our authorised partners. This keeps labour and materials taxed in the country of execution, while our services are invoiced from Dubai.
  • Dubai: in addition to coordination, we can execute directly (employees and/or partners), under our licence, where appropriate.

This model gives clients one interlocutor and full traceability, while maintaining fiscal transparency where works are performed.

  • Offers & BOQs — we define the fair, market-aligned price and explain execution details, material/technology options, timelines, and warranties.
  • Main contracting & project managementplanning, budgeting, team selection, site coordination, quality control, handover and aftercare.
  • Online marketing & advertising — for clients who want promotion (campaigns, content, lead generation) using our owned media.

What we don’t do in Europe

  • We do not operate local offices/branches and we do not place our own staff on site; all commercial activity (offers, contracting, invoicing, client warranty) is managed from Dubai. Execution is performed by authorised partners we select, coordinate and audit. The client warranty is issued by us, with technical documents attached from executors/manufacturers.

How we work – end-to-end

  1. Analysis & measurements — define objectives, style, budget; collect plans/photos; site checks via non-executive local reps where needed.
  2. Offer & fair pricingclear, detailed BOQs in 24–48h for standard fit-outs, 5–6 days for complex builds; like-for-like scenarios and optimisations.
  3. Planningwork programme, milestones, critical items (demolition, finishes, MEP, windows, doors, etc.), interdependencies.
  4. Team selection — shortlist authorised partners; verify licences, insurance, references; allocate resources to programme.
  5. Execution coordination — daily/weekly management, photo-video reports, site records, stage checklists.
  6. Handover & warrantiessnagging lists, remedies, warranty file, post-completion support.

Team structure & partner selection

  • Coordination core: offers/BOQs, procurement & logistics, project management, quality control, client relations.
  • Local representatives (non-executive): spot checks and operational comms; no negotiations/signatures on behalf of the company.
  • Authorised partners by specialism: architects, engineers, designers, builders, plumbers, electricians, carpenters, finishers, etc., with verified portfolios and firm contractual standards (confidentiality, non-solicitation, warranties, EHS).

What we deliver (profile)

  • Interior fit-out & design (A→Z): from concept (via partner designers) to handover; drywall, skim, renders, painting, parquet, tiles, microcement/stucco, natural stone, masonry, fixed furniture, etc.
  • Construction & exterior: houses/villas/commercial; roofs & lofts, façade insulation systems, waterproofing, insulation, paving, stamped concrete, fences, etc.
  • Plumbing & Hot Water Systems (kitchens, bathrooms, piping)
  • HVAC / AC: installation, relocation, commissioning & maintenance
  • Electrical (residential & industrial): authorised electricians, compliant execution to local norms.

Where we deliver: in Europe we coordinate fully (execution by authorised partners). In Dubai we coordinate and, where suitable, execute directly and/or with partners, under our licence.

Materials & warranties policy

  • We can work with or without the client’s finishes (tiles, parquet, sanitary ware, doors, windows, lighting, furniture). For core materials (consumables, adhesives, compounds, screeds, tapes, drywall, primers, paints, profiles, cables, pipes, etc.) we recommend procurement via us/our partners to guarantee compatibility and quality.
  • Warranties are spelled out in the contract; include stage and post-completion remedies within agreed terms.

Offers, costs & timelines (in plain words)

  • Clear, transparent offers, easy to read, no ambiguity.
  • Prices are adjusted/negotiated by complexity, area, extras, material quality, duration, floor level (flats), location, payment method, and contract count/duration (long-term collaboration).
  • Every extra is priced and approved in writing before execution.
